This ranch style home in the hills of Arroyo Grande had plenty of space and wonderful views, but needed a little updating.  Working with the owner, whose previous residence in San Luis Obispo we’d remodeled just a few years earlier, we developed an organized and tightly scheduled remodel. We removed dividing walls in the kitchen, insulated, and installed beautiful custom kitchen cabinetry by Green Goods built using FSC certified woods and No-VOC adhesives. The master bathroom and closets were also completely redesigned to include a wonderful separate shower and soaking tub surrounded by gorgeous hand-applied interior plaster. We replaced many windows and patio doors, as well as all of the interior doors.

The owners also sourced and installed woven vinyl tile and cork throughout the new spaces and completed some trim detailing. A photovoltaic solar electric energy system was also installed by Phat Solar.

After doing a Home Energy Evaluation, Semmes & Co. completed energy efficiency upgrades which included insulation of water pipes throughout the attic.
