Semmes & Co. offers many services needed even before you are ready to start the design process. To help evaluate the feasibility of a development project, we offer Site Selection and Development Cost Consulting. Semmes & Co. can provide a review of what is allowed by the responsible municipality and the associated fees. We can also help develop a preliminary design program – what you ultimately need and want in a new home, and provide costing, including rough costs for site development like grading and utilities. Our staff understands that building a new home is the biggest investment of time and money that most people make. We want to insure that your investment gives you the highest return possible and help you avoid the pitfalls of taking on a project that is not financially feasible or is not what you had hoped for.
Semmes & Co. also provides Environmental Building Systems Consulting services. Working with you and the design team, we can help develop a plan for sustainable building practices and technologies. Our team-building commitment begins in Preconstruction. It is in this phase that the layout, the design and finishes, and the long term energy use of your home are developed. Semmes & Co. can provide different levels of support depending on the needs of your project.
We often work as part of an Architect-Builder Collaborative, wherein your architect completes architectural programming, preliminary design, and design development. Semmes & Co. then provides development of the construction documents and management of the permitting process. It is very important to Semmes & Co. and to the project that the architect continue to be part of the team during construction, both for periodic review and detail development. This partnership works extremely well when working with an architect from out of the area, although we have also collaborated with many talented local architects and would be happy to provide referrals.
When working with an architect who is managing design, engineering and permitting, is critical that a project team be assembled and consulted early in the design process. Semmes & Co. can provide cost estimating and proactive value engineering solutions, assuring that the final design meets your expected budget. We also provide years’ worth of building science and green building expertise to help make value and quality decisions on material and finish selections. This familiarity helps minimize surprise costs during construction and insure a positive experience for our clients.
